They can’t wait for Lord Grantham to die because Matthew doesn’t know anything about running a huge estate and it will take time to prepare him. Women couldn’t inherit back then so money and estates were passed from male heir to male heir. Mary has no choice in the matter and must marry rich in order to stay rich. And if she wants to keep the house she must in theory marry Matthew.
